New Construction
New subdivisions have appeared across the city. Evaluate each on the builder, the lot and the exact jurisdiction.
Questions to ask
- Completed, under construction or to be built?
- HOA covenants and fees.
- Inside city limits, and which county?
- School assignment by address.
- Builder license and warranty terms.
Reading a new-construction offer
Builder contracts differ from resale contracts. Read what the base price includes, how upgrades are priced, who sets the completion date, and what happens if construction runs late. Ask for the warranty in writing and understand which items are covered for one year versus longer structural coverage.
Independent inspections are still worth it on a brand-new home — commonly before drywall goes up and again before closing.

Jurisdiction still matters
New subdivisions near the city's edges can sit inside or outside city limits, and in either county. Confirm taxes, schools and utilities for the specific lot, not the subdivision's marketing name.
