Consultation versus appraisal
A value consultation is an agent's opinion based on recent comparable sales, offered to help you decide whether and how to sell. An appraisal is a formal valuation by a licensed appraiser, usually ordered by a lender. Online estimates are automated and can miss condition, renovations or the exact jurisdiction.
