Established Homes
Older Kannapolis homes can offer mature trees, walkable streets and character — and they reward careful due diligence.

Due diligence
- Pull permit history for prior work and additions.
- Inspect roof, foundation, electrical, plumbing and HVAC.
- Check for unpermitted additions.
- Order or review a survey — older lots may have unclear lines.
- Don't assume a house is a mill house or historically designated.
Why older homes here need extra care
Much of the city's older housing was built when Kannapolis was an unincorporated mill community, so lot lines, additions and utility connections were not always recorded the way a modern buyer expects. A house may have been expanded several times, re-roofed over older layers, or had wiring updated in stages.
None of that is a reason to avoid an established home — it is a reason to budget for a thorough inspection, a current survey and, when needed, a specialist such as a structural engineer or licensed electrician before you close.

Renovations
Good renovations start with what's actually behind the walls.
History
Cannon Mills
For most of the twentieth century, the mill was the town: employer, landlord and civic patron at once.

New Construction
New subdivisions have appeared across the city. Evaluate each on the builder, the lot and the exact jurisdiction.

Townhomes
Townhomes trade some space for lower maintenance. Read the HOA documents closely.
