What a buildable lot really needs
A parcel can be legally sellable and still not support the home you have in mind. Before you make an offer, confirm the zoning allows your intended use, measure the buildable area after setbacks and easements, and find out whether public water and sewer reach the lot. If they don't, a soil evaluation for septic and a well plan become part of the decision.
Make the contract contingent on that due diligence so you have time to get answers from the county and the permit authority.
